Previously known as the Building Survey, the RICS Level 3 Survey is our most comprehensive property inspection. It is designed for older, larger or unusually constructed homes, properties that have been significantly altered, and buildings where substantial renovation work is planned.
It covers the same broad areas as a Level 2 Survey but in much greater depth, with more detailed advice on visible defects, repairs and ongoing maintenance.
The aim is to help you understand not just what has been found, but what those findings could mean for the property in practice.

Understand the building, not just the defect.
A Level 3 Survey gives you a deeper understanding of the property’s condition, construction and visible defects before you commit.
It is particularly useful where the age, size, construction or condition of the building means a more detailed assessment is needed.
You receive detailed findings and practical context, helping you make a more informed decision about the property and any work it may require.
The important parts, clearly set out.
Older and period properties
Larger, altered or unusually constructed homes
Properties requiring significant renovation
